Commercial building services

Keep electrical maintenance
clear and accountable.

Build a maintenance brief around your distribution, lighting, controls and electrical plant interfaces. Make access, priorities and service records part of the plan from the start.

Define the work

A scope you can understand.

Agree the requirements and deliverables before the work is arranged.

01

Map the systems

Identify the equipment, locations, critical functions and existing maintenance information. Establish what is in scope and which systems need a specialist contractor.

02

Plan work around the building

Discuss operating hours, isolation arrangements, access and the effect of work on occupants or production. Define routine visits separately from reactive attendance.

03

Turn findings into decisions

Agree how faults, deterioration and inaccessible equipment will be reported, how remedial work is authorised and how completed actions are evidenced.

A useful record

Make the evidence
part of the agreement.

Confirm what will be provided for the service you choose.

  • An asset-linked maintenance scope and visit plan.
  • Dated service reports, findings and access limitations.
  • A record of authorised repairs and unresolved actions.

Before you enquire

A few things made clear.

Is planned maintenance the same as an EICR?

They serve different purposes. Routine maintenance does not automatically include a periodic condition report; both should be identified in the agreed programme.

Can the plan follow SFG20?

If your specification calls for SFG20, raise that requirement at briefing stage. Authorised schedule access, asset applicability and delivery arrangements must be agreed.

Are reactive repairs included in a contract?

Attendance arrangements, labour, parts, exclusions and charges depend on the contract. Confirm them in the written scope.
