Commercial building services

Look beyond the main plant.
Connect the maintenance.

Heating and cooling depend on associated pumps, valves, sensors and controls. Include those interfaces in the brief so the maintenance plan reflects the whole agreed system.

Define the work

A scope you can understand.

Agree the requirements and deliverables before the work is arranged.

01

Identify the supporting assets

List pumps, pressurisation equipment, controls and plant interfaces alongside the systems they serve. Capture existing faults and equipment information.

02

Define the responsibilities

Confirm the service boundaries, control-system access and competence required. Identify equipment needing the manufacturer or another specialist contractor.

03

Keep decisions traceable

Agree how settings, findings, authorised changes and unresolved issues will be recorded. Distinguish servicing from redesign or energy optimisation.

A useful record

Make the evidence
part of the agreement.

Confirm what will be provided for the service you choose.

  • An agreed asset and interface scope.
  • Service findings and authorised change records where applicable.
  • Recommendations and specialist referrals for unresolved issues.

Before you enquire

A few things made clear.

Does a maintenance visit replace a pressure examination?

No. Where pressure-system law applies, competent-person examinations under a written scheme are separate requirements.

Will changing controls automatically save energy?

Any changes should be assessed against the design and operating needs. Savings require evidence and cannot be assumed.

Can controls work be coordinated with electrical repairs?

Discuss the interfaces and responsibility boundaries so the right scope and competent team can be agreed.
